Finding the Best Real Estate Professional

Focus on your priorities.  You want to find someone who can sell your
home for the highest price, the best terms and with the least
inconvenience to you.

In order to get the highest price, your home must be prepared, 
priced and marketed properly.

Preparation.  You need someone who can advise you on what repairs and
cosmetic touches will give you the most return for your money.  Be
wary of someone who advises you to undertake major renovations as they 
are unlikely to recoup your investment.  Be equally wary of individuals
who tell you your home is "fine as it is".  Unless your home is in new
condition, there are a number of inexpensive things you can do to make
your home stand out.

Pricing.  This is key. Don't choose a Realtor just because they tell you 
that they can sell your home for the most money. Make them show you how
they arrived at their suggested selling price through a detailed
comparative market analysis of your property.  Be realistic and try to put
yourself in a prospective buyer's position.  Overpricing homes is a major
reason for expired and withdrawn listings. 

Some other approaches to avoid are those who make up for their lack of
market knowledge and marketing by underpricing homes to sell them fast.
They are fond of quoting their numbers.  One should also beware of any
Realtor who offers to "buy your home".  Why is the person who is supposed
to sell your home, offering to buy it ?

Consider paying for an independant appraisal if you find it difficult to 
evaluate price. 

Marketing.  You're realtor should be able to show you a comprehensive,
detailed marketing plan that includes internet, print, direct mail and
telemarketing components.  Although it might sound obvious, the Realtor
should follow the marketing plan !  Keep a copy of the marketing plan and
ensure that they follow it unless you approve changing it.  They should
be able to communicate effectively and present the unique characteristics
of your property to prospective buyers.
